Title Insurance protects the Insured against a loss that may arise by reason of a defect in the owernership or interest in the real property. In addition, the Title Insurance under most cases, will defend the title in court, if there is an attack.
Title Insurance is a one time fee, (sanctioned and set by the Department of Insurance), based on the amount of sale or mortgage, is paid when the policy is issued and is good for the life of the policy. Title Insurance differs from other types of insurance in that it protects the insured from loss that may occur from matters of defects from the past.
